Restoration Tips for Multifamily Property Owners

In multifamily properties, restoration is often reactive, but it doesn’t have to be. A few smart steps can help property managers avoid costly damage, delays, and tenant frustration.

Here’s what I recommend:

Get Ahead on Asbestos Surveys
Even newer buildings require asbestos surveys prior to demolition. Conducting a building survey in advance can save significant time and money. Make sure the report is easily accessible to all onsite personnel and available immediately in case emergency demolition is needed.

Know Your Basics
Perform regular property inspections, especially before the storm season. Clear gutters, check the roof for damage, and ensure all drains are free of debris. Know the locations of all shut-off valves, and make sure your team is familiar with emergency procedures. Having a vetted disaster recovery company on standby is also essential.

Communicate Clearly
Keep tenants informed throughout the restoration process. Set realistic expectations to prevent misunderstandings and reduce frustration.

Avoid DIY Shortcuts
Self-performing work may seem cost-effective but can lead to bigger problems if done improperly. If you handle restoration work in-house, ensure your team has the proper training and tools and is qualified for the scope of the project.
